Every flat, every taka, every visitor at the gate.

HouseControl is the panel your building runs on. Rent and dues, shared bills, repairs and the gate register live in one place, with a separate view for the owner, each flat moderator, every resident and the guard.

One building, six things to keep track of

Most owners run all of it on a register, a calculator and a WhatsApp group. HouseControl keeps the same work, minus the chasing.

Rent and dues, settled every month

Set what each flat owes, split it between residents, and let the ledger do the counting. Payments land as pending until a moderator confirms them, and every confirmed payment produces a receipt.

  • Split one flat’s rent across several residents
  • Unpaid balances carry forward automatically
  • bKash, card and bank transfer, verified server-side

Gate register

The guard logs who comes in. Residents pre-approve guests and get a notification the moment they arrive.

Repairs and complaints

A leaking tap goes from open to resolved with photos, an owner, and a timestamp on every step.

Shared bills

Electricity, gas, water, lift and security, split across flats and folded into the same dues.

Four kinds of access

Owner, flat moderator, resident and guard each see their own screen. Handover of a moderator role needs consent from both sides.

Reminders that get read

Due in three days, due today, overdue — in the app, by email, by SMS for the ones that matter.

Three steps to a building that runs itself

Set it up once. After that the month repeats on its own.

  1. Step 1

    Add the building

Floors, units, rent per unit and the day rent is due. Ten minutes for a six-storey walk-up.

  2. Step 2

    Invite people

A moderator per flat, residents by email or phone. Everyone verifies before they can see anything.

  3. Step 3

    Run the month

Reminders go out on their own. Payments come in, get confirmed, and the dues board clears itself.

Priced per building, not per person

Free for one building up to 4 units. Plus and Pro add online payments, SMS and reports — with up to 20% off if you pay for longer.

What each plan is for

Rent used to take the first week of every month. Now I open the panel, see two red tiles, and call two people instead of eleven.

The gate log settled an argument we had been having for a year about who lets couriers upstairs.

Questions owners ask first

If yours is not here, the full list is on the FAQ page.

Can two or three people share one flat’s rent?

Yes. Split a flat’s rent equally or set a custom amount per resident. The shares have to add up to the flat’s total before you can save, so nothing quietly goes missing.

What happens when a moderator moves out?

They pick a replacement from the residents in that flat. The handover needs an OTP from the current moderator and an acceptance from the new one. The owner is notified, and the last change can be rolled back within seven days.

Do residents need the app to pay?

No. A resident can pay by bKash or bank transfer and upload the proof; the moderator confirms it and a receipt is generated. Online payment through the gateway is available on Pro.

Who can see a resident’s payment history?

The resident, their flat moderator, and the building owner. Other residents never see anyone else’s dues.
